There are many different aspects buyers need to know and consider before purchasing a lot. When picking out a lot to build on, you will want to know if the style of home you want will work within that neighborhood of Compass Pointe. Elevations in Compass Pointe are fairly high, but you would also want to know if the property is in any kind of flood zone. Looking at the record plat map of the lot will also help in discovering any 404/nature areas on the property that you would not be able to touch. Most of these areas are desirable behind the home because it gives homeowners privacy. Everything in Compass Pointe is on town water and sewer, therefore homeowners do not have to worry about septics and well water. There are some areas in Compass Pointe that require a grinder pump for the sewer. Other good documents to have are the Covenants and Restriction and HOA rules.
It is also a good idea to speak with a mortgage specialist that does construction loan or construction to permanent financing (CP Loans). Not all banks can do them and it is best to use an individual who is trusted and local.
